Effective December 31, 2007

  1. Tenant shall not, by noise or otherwise, disturb the other tenants.
  2. All original fixtures and appliances must remain on the property unless replaced by the Landlord. Additionally, satellite dishes may NOT be installed or attached to any part of the building or grounds, including decks, patios, etc.
  3. The windows, hallways or doorways that reflect or admit light, provide access or serve as fire escape avenues in the building shall not be obstructed.
  4. Tenant shall not litter or store anything on property in view of the public.
  5. All curtains and window shades shall be installed by the Tenant in such a manner as to present a neat appearance from the outside of the building.
  6. No flammable liquids (such as gasoline, kerosene or other fuels) or hazardous materials shall be stored anywhere on the property. This does not exclude tenants from possessing a propane grill.
  7. Only parties to the Lease Agreement and their minor children may occupy the Property without written consent of the Landlord.

Pet Policy for All Lofton Leasing and Countryside Investment Company Properties

  • We do not permit the following breeds (or mixes containing these breeds) of dogs at any of our properties: Pit Bull Terriers or similar breeds, Doberman Pinschers, Rottweilers, Chows or Wolf Hybrids.
  • We reserve the right to have a pet interview to ensure your pet meets the requirements.  We also reserve the right to refuse any pet, even if they meet the breed restrictions listed above.
  • If at anytime your pet becomes a nuisance, we reserve the right to have you remove the pet immediately.  We also require all tenants to provide upon request all vaccination information for their pets.  All pets must have their current vaccinations according to all city/county ordinances in which the property is located.
  • These policies are subject to change.  In addition to the policies above, property specific policies are listed below.

Policies For Individual Properties

  • South Ridge Apartments and other townhouse-style properties

  • We allow a maximum of two pets with a maturity weight of no more than 40 pounds.  Pet fees are $40 a month per dog and $20 a month per cat.  No additional fees or deposits. Please call 886-6155 for more details.

  • The Condominium at Rosemary Ridge

  • We allow a maximum of two cats or one cat and one dog (per Condominium regulations).  Pet fees are $40 a month for a dog and $20 a month for a cat.  No additional fees or deposits.  Weight and breed restrictions apply.  Please call 448-0393 for more details.

  • Single-family Houses

  • We allow a maximum of two pets.  Pet fees are $50 a month per dog and $20 a month per cat.  If your dog exceeds 100 pounds at maturity weight, we will require a non-refundable fee of $300 per dog at the time of lease-signing in addition to the monthly fee. We expect the apartment to be in the same condition in which it was rented to you. Any personal property that is left will be disposed of within 24 hours after the lease term has expired. Any fees from cleaning, repair, and/or labor we deem necessary will be your responsibility. This can be up to and over the amount of your security deposit.

  1. Cleaning – The entire apartment needs to be cleaned. This includes refrigerator, oven and range top, cabinets, closets, counters, sinks, tub, toilets and fixtures (including toilet seats). All trash needs to be removed.
  2. Floors – All carpets must be vacuumed and then shampooed if needed. They should be free of any stains. All vinyl must be swept and mopped.
  3. Damage – any damage, beyond wear and tear, needs to be repaired. Minor damage, such as nail holes, can be patched easily. However, any major repairs should be completed professionally, particularly any wall repairs.
  4. Smoking – While smoking is allowed at South Ridge, smoking inside the apartment will stain the paint and leave odors. These stains and odors must be eliminated.
  5. Keys – ALL keys, including mailbox keys, need to be returned. We expect two unit keys (except for South Ridge) and two mailbox keys.
  6. Utilities – Schedule your utilities to be turned off at the end of your lease. If you do turn your utilities off early, you will be billed for the remainder of your lease term.

The following is a list of charges we will apply if we have to do any cleaning, repair or replacement. These fees will be deducted from the security deposit.

Other costs, such as paint, materials, etc., will be computed once billed and then applied to the total repair cost.
